Q - Can you address the vicious attacks that you seem to be the getting?
The business brokering industry is full of shady characters who feel the best way to compete is to attack others rather than provide a good service themselves. More so, when you pioneer an industry as I do, you come under attack from those you are either beating OR those who see an opportunity to try and extort money through anonymous cowardly attacks posted online where the Freedom of Internet act protects them. Since 2001, I have trained well in excess of 800 business brokers and NOT ONE has stepped forward to claim I did not produce.

However I am still the target of cowardly anonymous online shots that have no validity. And one person using multiple pseudonyms seems determined to ruin my reputation with seemingly daily attacks- but it will not work!

I have seen some of the most horrible things written about me. The worst of the worst- I was purported to be a convicted sex offender in NYC in the late 90's - yes someone went that low and while a simple search in the National Sex Offender Registry shows no such conviction, I have had some openly question me on it. I have been accused of "ripping off" 10 trainees back in 2009 under a different program offered by a different company whom I provided training services for. The irony here is that this other company "ripped" me off and I ceased doing business with them. This other company dissolved leaving the brokers hanging and while I did not have to, I reached out to those brokers with a continuing support model which most accepted. So while one broker keeps coming with anonymous attacks (I know who he is) - the reality is that most of the rest appreciated me coming to their aide.

That one broker hiding behind anonymity (who turned out to be a convicted felon) tried extorting money from me in 2010 threatening to slander my image and when I refused he started his cowardly attacks (which I filed a criminal complaint against with the NY State Police). He is responsible for the attacks above (and does so pretending to be multiple people - how sad). I have also been attacked by the shadiest of business broker franchisor owners - but that one makes me laugh because it sounds like a child having his or her toys taken away - especially where he pokes fun at me because my dad is a retired attorney.

Not to make light of the attacks but my business idol - Donald Trump - has similar things spat about him - except 10-fold.

These are the same oldies but goodies that I use to experience in the title insurance industry back in the late 80's and 90's with one exception - the Internet age has a plethora of shady sites claiming to be consumer advocacy groups who encourage these types of anonymous attacks without legal recourse as they hide behind an Internet shield. The reality is that they WANT slander posted so the victim uses their reputation tools (costing between $5,000 - $10,000) to repair their reputation

Let's face it, whatever field one is in - the leaders get attacked. Whether it is a politician or the CEO of a corporation, the leaders get attacked by those whom are defeated. Welcome to my world and I need brokers who are not afraid of the little petty attacks that they will face upon success - my goal is to clean up the brokering environment so bring it on. The way I look at it is that anyone who even remotely believes unsubstantiated anonymous complaints without inquiring about it to me is not someone I want to be associated with. Management 101 – if someone can’t sign their name to a complaint for verification then it is not worth reading!

So as I am under attack from dark reaches of the industry here is who I really am...
  1. Father of three teenage daughters and caregiver to an ailing wife whom I support in sickness
  2. Head Coach of a Girls 16U travel softball team that finished 5th nationally last year as a 14U team
  3. Volunteer Director of two different youth softball tournaments
  4. Sponsor and contributor to five different youth based organizations
  5. Sponsor and contributor to numerous diabetes and cancer related fundraising events

So to a couple of anonymous cowards I seem to be a jerk - to everyone else I am described as "caring to a fault"


Q- You refer to "cleaning up the industry" everywhere - can you explain?

To start with, all you need to do is read the above answer. The majority of business brokers in the market are led by the greed of making a quick buck AND creating a huge financial windfall for themselves by doing - or saying - whatever they have to to generate sales. This philosophy creates a deceptive approach whereby these types of brokers will do - or say - anything to further their greed. Whether they charge high fees to list a business or they run with deposits placed as part of an offer. Whether they are real estate brokers pretending to broker businesses because real estate is down while destroying confidentiality on MLS or not properly qualifying business buyers. It could also be someone trained out of a book written when Ronald Reagan was the USA president or a franchisee trained to get the listing on the first meeting no matter what they have to say . We are slowly removing this type of greed by placing highly trained brokers in every business community.

Our brokers are trained live and fully supported in the most current "business brokering" practices and they have the common philosophy to provide ethical and moral business brokering services allowing their commission to serve as their financial reward for a job well done. They allow their service to dictate their commission not vice versa. And they do not charge retainer fees to list a business rather they get paid when the business seller does - at closing. This is how a business broker should operate.

And in cleaning up the industry, I will be the target of more attacks. So be it, a "pioneer" is defined as being one of the first in a new area or industry - in this case a service friendly approach in business brokering - and the dark side of business brokering is not happy having their unethical and greedy "commission" driven service interrupted by our "service" driven approach.


Q- Are your business brokers franchisees, employees, independent contractors or associates?

Our business brokers are associates trained and supported by the industry's most comprehensive brokering systems. They each own their own brokerage entity trained and supported by A.S. Radin & Associates. Each broker invested into our programs to start and/or improve their brokering career. Our experience shows a definite correlation between those who invested into our program to those with career longevity and success. In return our brokers keep 90% of their commissions resulting in a more motivated environment fueled by the motivation to provide a great service and become the most ethical (and best) in their area. We no longer hire agents, provide free training and hope. We have true brokers with "skin in the game" to stimulate their success.


Q- How does the economy and lending restrictions affect business brokering?

Business brokering is economy proof and may actually do better in a struggling economy because there are more buyers - buyers leaving or being removed from the corporate world. Contrary to the doom portrayed by the media, small business lending never stopped. The only difference is that lenders may not be lending to "fringe" buyers now like they would have a few years back. But they are still lending to highly qualified buyers - and we only work with highly qualified buyers.


Q- Don't all business owners think their business is worth more than it is?

No, actually the majority of the time we come in at or above what the owner had anticipated. We do a Business Market Valuation before taking a listing providing the owner a concrete report on what the business is worth. AND our valuation is based ONLY on financials that can be proven. They might think that it is worth more until they view our report.


Q- Why would a business owner pay you a 8% -10% commission when a Realtor can do it for less?

The confidential process is the #1 reason a business owner hires a business broker. A real estate professional practices in the open - public sharing of listings (MLS) while a business broker is hired by business owners to sell his or her business in a confidential manner to qualified buyers. And qualified buyers is a key phrase because we only work with buyers qualified by relevant experience, net worth and good credit. There are many other differences as well that separate our brokers from the rest.


Q- Is name recognition and experience important when starting out?

No, you will be developing a "what you can do" principle and not "what you have done". But our brokers have instant recognition via our experience and brand as soon as they begin. Our brokers are affiliated with us and can use our brand similar to the way a franchise office would use the franchisor.


Q- As a new broker with no experience how can I possibly compete against the experienced brokers?

The question I have been getting since 2001. First let me say that I have told EVERYONE that I have trained that if they lose a listing because of experience then let me know. I am still waiting for that first call. The process and presentation that you will use sets up what you can do NOT what you have done. And because you are trained by us you can use "we" as in "we are involved in hundreds of businesses sold every year". Look, when you go to buy a car, do you ask the salesperson how many cars they have sold? NO - you look for the best presentation and deal! YOU are affiliated with A.S. Radin & Associates using our brand and experience.


Q - What is the difference between you and the franchises providing complete business brokerage set-up?

We can start with the fact franchises charge anywhere from $15,000 to over $100,000 depending on the franchise and territory. AND franchises charge hefty royalties and other administrative fees. We have a set fee of $5,000 per territory and a commission split allowing you to keep 90% of your commissions. AND our territories are much larger allowing you more revenue growth. For instance, a franchise might license four territories in metro Detroit MI (area code 313) while we offer the entire area code as ONE territory. Please, franchises are not gouging people with their fees rather they have to charge high fees to offset their high expenses - expenses that we do not and never will have. We believe in making money with the broker and not off the broker.

And we train you on what works now and not what worked 20 years ago.


Q - How long will it take me to see revenue from my services?

On average you will see commissions on the sale of businesses in 3-4 months if you utilize our system as we train it to you. However that is on the sale of a business. You can generate immediate income by using our instant revenue services that has business owners paying you up front. For instance, our Business Market Valuations service currently generates more than $4,000 per month for my local brokerage and many of these clients have or will turn into listings for me. I will show you how to make this amount or more YOUR FIRST MONTH and thereafter resulting in a rapid return on your training investment and then some!


Q- What is the one reason you would tell me on why to use your training services?

Our cutting edge systematic processes and educational marketing approach. The industry has changed and so has our approach. We train systems that work NOW not systems from 20 years ago.
